I’m Steve Rovithis. I ran brokerages for 22 years.
A Century 21 franchise owner, then the founder of ROVI Homes — 250+ agents across five states. In December 2024 I moved the whole organization to REAL Broker.
rovigoesreal.com is the case for going to REAL direct, written for the solo agent who doesn’t need a team — the independent producer doing real due diligence on a move. It’s the research I wish someone had handed me before I made the call: the structural math, not a recruiting pitch.
Franchise owner, then independent, then REAL.
I’ve owned the three brokerage models this site compares — a national franchise, an independent shop, and now a seat inside REAL. The case I make here comes from running the P&L, not reading a deck.
- 2003
Century 21 franchise owner
Became part-owner of five Century 21 offices in Massachusetts. Eight years running a national-franchise model from the inside — the desk fees, the splits, the royalty math, what the brand actually buys you and what it doesn’t.
- 2015
Founded ROVI Homes
Left the franchise to build my own brokerage. Grew ROVI Homes to 250+ agents across Massachusetts, Connecticut, Rhode Island, and Florida. Two-time INC 5000. I owned the P&L, so I know exactly what a brokerage keeps and why.
- 2024
Moved the whole org to REAL
In December 2024 I merged ROVI Homes with REAL Broker and moved 175 agents with me. I didn’t recruit into REAL from the outside — I ran the diligence as the owner deciding whether to fold a profitable company into it.
The math stopped favoring the owner.
When you own a brokerage, you keep a slice of every agent’s production to cover the overhead they sit on top of — office space, staff, brand. For an independent producer who doesn’t use most of that, the slice is just a tax. I was charging it, and I knew it.
REAL flips the structure. The cap stops taking from you once you’ve earned it. The equity compounds instead of evaporating. Revenue share rewards the agents you attract. For a solo producer, the model keeps more of your money in your pocket than mine ever could — so I stopped competing with it and joined it.
I still run a team at REAL, Team ROVI, for agents who want a structured team environment — that’s at joinrovi.com. This site is the other half: the argument for REAL direct, for the agent who doesn’t need a team. I’m writing it independently — no REAL corporate involvement, no compensation for writing it. Just an operator who made a decision and wants to explain why.
